3 Ways to Improve Your Hotel’s Location

Real estate comes down to three words: location, location, and location. But what do you do if your hotel isn’t in a prime location? You can’t pick up your building and move it downtown! Have you ever stayed in a hotel? Of course, you have! What was your reason for traveling and staying in a hotel? Were you enjoying a vacation? Did you go on a work trip? Guests accommodation needs will differ depending on why they are staying at the hotel. As a hotel owner, you can use this logic to manipulate the factors that make customers select a hotel. Here are three ways to improve your hotel’s location – and none of them involve a forklift!

Everyone loves something to do! Not all of your guests will want to go out to events every night, but it’s nice for guests to know they can do so. While you can only sometimes ensure that fun events are nearby, you can establish relationships with nearby parks, venues, and amusement groups that host local events. This relationship will make it easy for your guests to know there is something to do nearby – and you won’t have to make much effort at all!

For example, let’s say there is a convention downtown for comic book enthusiasts. While your property may not be physically located downtown, you can make your property more attractive to convention attendees by providing special perks to convention ticket holders. Highlighting venues near your property that are tangentially related to comic books can make your hotel a more attractive option for attendees that don’t want to stay downtown.

Services like nail salons or auto shops sometimes choose to be located near popular hotels because it brings in good business, but you can also bring businesses closer to you!

Ask yourself: why do my guests stay with me? Are they primarily a professional clientele? Do I serve families on vacation? Am I the most pet-friendly option in the area? Depending on your clientele, some services will be more desirable than others. For example, could you partner with a nearby dry cleaning service to offer same-day pickup services at the front desk? Could you partner with a mobile dog grooming service to offer bi-weekly pet grooming in the parking lot? No one wants to drive 30 minutes just to get to the convenience store, especially on vacation.

Could you partner with a local convenience store to sell their products in your lobby? Or select a preferred delivery service to deliver whatever guests may need? Reducing the travel time to a guest’s needs is the same as moving your property closer downtown.

The hotel is the place your guests will be staying, but they will still need to be able to get around. If your property is located near a big city, consider having a shuttle or transportation service that can take guests to public transportation quickly. Guests may still prefer to use Uber or Lyft, but listing these transportation services as amenities online will improve your attractiveness to prospective guests.

Transportation systems such as a subway will be helpful for unexpected trips or emergencies when other transportation fails. If possible, also consider private transportation for your guests. It could be as simple as complementary transport from the airport to their stay that could really stand out to guests.
